BULLDOG COTTAGE - TERMS & CONDITIONS OF LET

1. BOOKING DEPOSIT & BOOKING FORM.  Once a booking has been provisionally accepted by the owner, the tenant is requested to mail the Booking Form (which must be completed in manuscript, signed and dated) and Booking Deposit of £150 per week (or part thereof) within 7 days in order to secure the booking.  The owner will notify the tenant by email when the booking has been confirmed.
2. The Booking Form requests the tenant to indicate the numbers of adults and children who are to occupy Bulldog Cottage during the period booked.  Please note that: (a) the accommodation is strictly limited to the number of occupants agreed at the time of booking and notified on the Booking Form; and (b) holiday bookings are not transferable to a third party by the tenant.
3. The Booking Deposit also serves as an electricity and damage deposit, and is therefore payable in addition to the Letting Charge.
4. The Booking Deposit will normally be returned within 7 days of holiday end date, less any charges that may be levied: (a) for electricity consumed in excess of the allowance included in the letting charge (£25 per week); and (b) to make good any damage sustained during the letting period that is not due to normal wear and tear.  (The property is fully inspected before each holiday let, and the owner reserves the right to charge for any damage caused during the letting period which is considered attributable to causes other than wear and tear.)
5. LETTING CHARGE.  The Letting Charge is payable in full by the tenant one calendar month prior to holiday start date.  In the event that full payment of the Letting Charge is not received and cleared at the bank 21 days prior to holiday start date, the booking will be considered to have lapsed.  In this case, the owner reserves the right to re-let Bulldog Cottage for the period concerned, and to retain the Booking Deposit (even if the cottage is subsequently re-let); the tenant will be notified in writing if this action has been taken.
6. The Letting Charge includes the provision of duvet covers, sheets, pillow cases, bath towels & tea towels, plus the cost of electricity consumed up to a maximum of £25 per week.  The electricity meters will be read at the start and end of the letting period, and the cost of any electricity consumed over and above the £25 threshold will be deducted from the Booking Deposit prior to its return.  (Electricity consumption is charged per unit "at cost", rounded up to the next whole penny.)
7. PAYMENTS.  Payment of the Booking Deposit and Letting Charge are requested by cheque please, payable to ‘Bulldog Cottage’.
8. CANCELLATION.  In the event that a booking is cancelled, for whatever reason, the Booking Deposit is non-refundable, unless we are able to re-let the cottage for the same period prior to the agreed arrival date. If the property is successfully re-let, the Booking Deposit and any other payments made will be refunded.
9. PERIOD OF LET.  Bulldog Cottage is normally let weekly on a Friday to Friday basis and is available from 4.00pm on the day of arrival until 10.00am on the day of departure.  During the winter months, the property may be made available for 3-day weekend (Friday to Monday) and 4-day weekday (Monday to Friday) bookings, which will be charged at 60% and 70% of the applicable weekly Letting Charge.
10. NON-SMOKING POLICY.  In accordance with legislation, Bulldog Cottage is a non-smoking establishment.
11. PETS.  Pets are not accepted at Bulldog Cottage.
12. INSURANCE.  Tenants will wish to consider taking out holiday insurance at the time of booking.  Whilst every effort is made to ensure that the cottage, garden and all equipment are in good order, tenants and all members of their party use Bulldog Cottage at their own risk.
